Project Objective
Encorus Group was tasked with taking over a partially constructed project, requiring an extensive on-site as-built verification and documentation process. The primary objective was to determine the current completion level and generate accurate drawings. Encorus Group aimed to create a new design package that would utilize as much of the existing work and components as possible, thereby minimizing construction costs while ensuring that the final design would meet all necessary codes, standards, and the specific needs of the VA.
Unique Project Features
- As-Built Verification and Documentation: Encorus Group conducted comprehensive verification and documentation of previously completed construction work, including RFIs, amendments, and change orders.
- Identification of Deficiencies: The project involved identifying construction deficiencies and verifying the accuracy of the areas shown in the previous AE design.
- Design Services: The project scope included design of areas including the kitchen and dishwashing room, dining room, staff offices, storage areas, and electric room. Replacement of windows, existing walk-in refrigeration, and the addition of new walk-in refrigeration units was also part of the project scope.
- Fire Protection and Structural Modifications: Modifications to the fire protection system, installation of new structural floor slabs, a data closet, and a dry storage room were also part of the project.
- Backup Power Reconfiguration: The design included reconfiguration of the backup power system to meet facility needs and current codes and requirements.
- Collaboration with Specialists and VA Personnel: Encorus teamed with a food service design specialist and worked closely with VA personnel to ensure the new design adhered to all requirements and met expectations for end-user workflow.

Encorus Group’s approach involved thorough verification and documentation of the existing construction to identify the status and any deficiencies. The design phase focused on incorporating as much of the existing infrastructure as possible, with an emphasis on minimizing costs while ensuring compliance with current codes and VA standards. The solution included design services for critical areas such as kitchen facilities, dining areas, and staff offices, alongside structural, fire protection, and power distribution improvements. Throughout the project, Encorus will provide continuous construction support, including responding to contractor RFIs, performing bid reviews, and evaluating contractor change orders, submittals, and shop drawing review.
